Wylie, Texas home sales did very well in 2014. The NUMBER OF HOMES CLOSED increased 1.14% from 1138 in 2013 to 1292 in 2014, the MEDIAN HOME PRICES rose 1.12% from $165,500 in 2013 to $185,500 in 2014. The MEDIAN DAYS ON MARKET (DOM) stayed even at 21 days. The 21 MEDIAN DAYS ON MARKET for both 2013 & 2014 was bolstered by a strong SELLER’S MARKET which was fueled by low housing inventory. As the summer selling season ended and we headed into the holidays the MEDIAN DAYS ON MARKET edged back up to 28, 27 & 34 for the months of October, November & December respectively.

With this lack of inventory, sellers still have the upper hand in negotiations and buyers should be prepared to offer close to list price if the home is priced at market value.
