INVESTOR OPEN HOUSE…
My client wants to sell his house quickly to an investor. He would prefer cash and a quick close but will entertain a financed offer with a quick close. He wanted to reach out to investors before he lists it on the MLS. Deals like this don’t come along often but here it is:
The address is 415 N Gaston Dr. Wylie, TX 75048. At the open house, I will provide the MLS sheet from the last time it was sold in March of 2014. Since then, it has had the foundation repaired by Integrity Foundation Repair (docs available) and had a new roof put on last year. The seller is asking $185,000 “As Is” if there isn’t a buyer side realtor. I am representing the seller. I will, however, be happy to write up all of the contracts if you are willing to be an unrepresented buyer. If there is a buyer side realtor, that’s OK, but the price will be adjusted up to accommodate the additional commission cost. The seller would like to close as soon as possible. It will need paint, flooring, some interior doors, has a broken window in the hall bath and a cracked window in the dining room.
I will also have all of the comparable activity in the neighborhood in the last 180 days that is within approximately 200 sq ft of the subject property, the Lease Comps in the neighborhood for the last 365 days and an inspection report that was completed on 12/4/2017.
Wylie ISD is very desirable market area and housing inventory is very low. This will be a great deal for somebody.
