I love that our neighborhood has Duck Creek Linear Park where you can walk/run next to a creek, feed the ducks, and get a natural feel close to the city.  The neighborhood sidewalks and trails are always filled with people walking or biking.  Dartmouth Elementary School and Apollo Junior High School are both great schools within the neighborhood.  There are two parks and multiple playground within the neighborhood.

Our son attended Dartmouth Elementary School and we really loved that all of the students are from our neighborhood.  The classroom sizes are very reasonable which gave him a lot of attention from his teacher.  The PTA and parent involvement in the school has been very strong.

We love to eat at Dos Charros at the corner of Belt Line and Plano Rd, which is a hidden gem right next to our neighborhood.  Richardson Eastside is very close by, with great restaurants like Chiloso and Twisted Root.  The new City Line development has also just been added a short distance away, which has many awesome restaurants like Jaspers and Good Union BarbecueBesa’s Italian is another local Richardson restaurant just up Jupiter Rd and don’t forget to stop by Shipley’s Donuts, which is a Saturday tradition for us.

Grocery stores are plentiful around our neighborhood with Tom Thumb, Super Target, Aldi, Wal-Mart Neighborhood Market, and Albertsons all very close by.  Richardson Square Mall has a Bank of America, Lowes, Chick-fil-a, and many other common stops. There are also two fitness centers close by.

When we bought the property, we were drawn to Duck Creek Linear Park and the location of the neighborhood within Richardson.  The big, mature trees and established families were also a big draw for the neighborhood. The Richardson area is wonderful because it is close enough to Dallas to enjoy the big city amenities, but designed with great parks and neighborhoods so that you also get a taste of suburbia. Our utility costs have been lower than expected, as the mature trees offer great shade

If we want to get out, we love to watch movies at the theaters in Greenville and Rockwall, head to one of the local lakes to picnic or ride bicycles on the back country roads. If we’re feeling adventurous we head to Dallas to enjoy what the city has to offer and can catch the DART rail from Richardson or Rockwall if we don’t feel like driving in Dallas traffic.

We love to eat at Bucky’s Cafe in Caddo Mills, as well as Arboleda’s Mexican Grill and Luigi’s Italian Cafe in Royse City. If we are in the mood for something different we usually head to Rockwall or Greenville for the numerous restaurants they have there. Grocery stores and convenience stores are easy to get to from here. For the smaller conveniences, Caddo Mills and Josephine both have convenience stores. Payne’s Supermarket in Caddo Mills is a small family owned grocery store with a country meat market that is said to be the best in Hunt County and it’s only minutes away. For a wider variety of items you only have to drive about 10 minutes to Royse City or Greenville to find the major chain grocery stores and markets.

The governing documents of the Woodbridge Homeowner Association break down the community into various neighborhoods. Each neighborhood has elected representatives who are critical to your representation to the Board of Directors. Woodbridge has 11 neighborhoods, each having one representative for every one hundred (100) lots, rounded to the nearest hundred. Neighborhood Representatives are elected for two year terms by the homeowners within each neighborhood, or may be appointed by the Board in some cases. The terms for the Representatives are staggered, so most neighborhoods elect at least one new representative each year. The current Neighborhood Representatives and their term limits may be found here. If you would like to know which neighborhood you live in, you may consult this neighborhood map. (A better Google Map can be found above)

In accordance with the Covenants, Conditions and Restrictions for the Woodbridge, specifically Section 3.5(a) “Neighborhood Elections”, the Board of Directors have determined the Neighborhood Representative positions that need to be filled. These neighborhoods are:

  • The Vistas / Summit – Two Positions
  • The Crest North – Two Positions
  • The Crest South – One Position
  • The Fairways – Two Positions
  • The Glen – Three Positions
  • The Highlands – Two Positions

All members of the Association will receive, via regular mail, a notification postcard pertaining to the upcoming election. For more information on the responsibilities of a Neighborhood Representative, please see the Neighborhood Representative Job Description. All interested homeowners who wish to be a candidate and be on the ballot, click here and complete the Questionnaire. Please note that submitted candidate questionnaires will be posted on the website in its original format, and also distributed to all attendees at your neighborhood election meeting.

Have you ever wanted to ask someone a question about Woodbridge but didn’t really have anyone to go to? Here’s your opportunity to make a difference in the Woodbridge HOA… Woodbridge Neighborhood Reps Needed!!!

Woodbridge homeowners love the tree lined streets, the traditional light posts and the feeling of community that is enjoyed by the residents in our thirteen neighborhoods. Ask anyone who lives in Woodbridge and they are likely to tell you that they were drawn to the class and beauty of the neighborhood, the easy access to all of the conveniences of the city as well as all of the features and amenities that Woodbridge has to offer.

I truly enjoy living in Woodbridge and feel a responsibility for helping maintain the sense of community that drew our family here 10 years ago. As most of you know, the development of Woodbridge is quickly coming to an end and the Herzog Development Corporation has started transitioning the governance of Woodbridge toward homeowner control.

Woodbridge SignThe first step toward homeowner control of the Woodbridge HOA has been the development of a homeowner Modifications Committee that is being charged with the task of streamlining the processes required to approve architectural modifications. Your neighbors that have taken on this important and daunting task are David De Anda, Angela Keeton, Staci Pannek, Chris Strickler and Danny Turk. They will be responsible for approving/disapproving fence modifications, pool or patio additions, solar devices and a myriad of other modifications that homeowners want to make to their properties. All of these modifications are governed in the Covenants, Conditions & Restrictions that you were given when you bought your home. If some of this sounds like a foreign language, check out HOA’s & CC&R’s – What is my Realtor Talking About?. These Woodbridge residents all have jobs, families and lives just like you and I but have offered to serve in this capacity to maintain our property values and keep our neighborhood looking beautiful. I appreciate their willingness to serve and when you see them around town be sure to tell them THANK YOU for offering their time for our community.

UPDATE – Woodbridge HOA Architectural Review Committee (ARC)

The Woodbridge Homeowners Association is beginning to take the steps necessary to transition from Developer control to Home Owner control. The developer and management company met with Woodbridge homeowners last night and discussed the first steps in that direction… When asked about his plans for the 14 homeowners that have volunteered to help develop the Architectural Review Committee (ARC) made up of Woodbridge Homeowners here is what Don Herzog had to say…

I have been asked to correct the terminology from Architectural Review Committee (ARC) to Modifications Committee. Mr. Herzog asked for two Woodbridge homeowners to start with and after the meeting he stated he may be willing to start with three if they were willing to commit to working with him to develop a process that others could then join in and help with.

There is a Neighborhood Rep meeting tomorrow night December 10th at 7:00 pm in the Woodbridge Golf Club Club House. If you are a homeowner and are willing to be one of the first members of the Modification Committee please attend and let the Neighborhood Reps know you’re interested.
